Landlord agrees to rent to Tenant the premises known as Hoof Haven Ranch (Cabin), located at 4269 Arrowhead Drive, Ivanhoe, Virginia. Please return this completed form to Cabin Rental, Iron Mountain Horse Camp, 4449 Arrowhead Drive, Ivanhoe, VA 24350.

1. Tenant agrees to rent the Cabin beginning on ______ day of _______, 200__, and terminating on ______day of ______, 200__.

2. Rent shall be at the rate of $225.00 per night with a minimum rental of two (2) nights (3 nights on Holiday weekends). A deposit of $225.00 (one night’s rent) is required to reserve the above dates. This rate is for six (6) persons and the use of the six (6) stall barn. An efficiency apartment is available for up to two additional persons for $100 per night when rented by the same group of tenants; however, there are a total of six (6) stalls and two turn-out pastures provided. Additional stalls may be rented at Iron Mountain Horse Camp, subject to availability, for $15.00 per night per horse. The camp is adjacent to the rental property.

3. Check-in to be no earlier than 2:00 p.m. and check-out to be by 11:00 a.m. unless prior arrangements are agreed upon.

We will make every effort to accommodate early arrivals and later departures .

4. You will be charged a $75.00 cleaning deposit. Please include this with your final payment due two weeks prior to rental date. If you send a separate check for cleaning deposit, it will be held uncashed and, if Tenant cleans before departure, as required, the check will be mailed back to Tenant after property is inspected. All or part of the cleaning deposit may be kept if cleaning is not satisfactory. If you notice items that need attention when you arrive, please notify management so that you will not be charged and the problem can be corrected. You agree to pay for, and your credit card will be charged for, any damage not reported.

5. Tenants will muck out stalls daily and place containers outside barn for pick-up. Tenants will strip stalls on day of departure and place containers outside barn for pick-up. There will be an additional $10.00 charge, per stall, for stalls not stripped at the end of your stay. Your credit card will be charged after your departure if stalls are not stripped.

6. Please do not turn horses loose in the area around the barn or house. There are two small pastures available for guest turn-out.

7. We are dog friendly (no cats) but dog must be extremely well housebroken. Please pick up after your dogs.

8. Long distance telephone calls will require a phone card which is easily purchased at many stores. Cells phones do not usually work in this area.

9. Bed linens (sheets) are NOT provided; towels are NOT provided; we have bed pillows but recommend you bring your own.

10. Absolutely NO SMOKING inside the residence or inside the barn.

2. Landlord reserves the right of immediate eviction for conduct that is a threat to persons or the Landlord’s property., or

violation of the above rules.
